JYP Entertainment has formally canceled plans to build a new headquarters in Seoul’s Godeok-dong district, ending a major expansion project after changes to the land surrounding the site.

The company announced on October 8 that it had made the final decision to withdraw from the project following months of discussions with the Seoul Housing & Communities Corporation and the Gangdong District Office.

JYP said it first became aware in April that land in front of the planned headquarters site had been rezoned. The property had previously been designated as neighborhood parkland, but the change allows commercial development, including a high-rise building.

The agency sought to have the land restored to its previous park designation. On August 31, however, SH informed JYP that there had been no procedural problem with the rezoning and that returning the site to parkland was not possible.

JYP said the change altered what it considered key conditions for moving forward with the headquarters project. After reviewing its wider office needs and leased facilities, the company concluded that construction in Godeok was no longer viable.

The agency acquired the 10,675-square-meter Godeok-Gangil site from SH in 2023 for approximately ₩75.5 billion.

Plans for the headquarters called for a 17-story building with five basement levels, including large rehearsal rooms, office space, an auditorium and an approximately 800-seat performance venue.

The surrounding land change had also raised privacy concerns for JYP. Korean reporting said the company was concerned that a high-rise development in front of the site could provide visibility into areas of the planned headquarters used by its artists.

Rather than proceed with the Godeok project, JYP said it will purchase additional buildings near its existing headquarters in Seongnae-dong to expand and stabilize its working space.

The company has not announced the financial outcome of abandoning the development. The ₩75.5 billion figure refers to the original purchase price of the land and should not be treated as a confirmed loss from the cancellation.
